ORDERING POLICY .
The NSW laws of Conveyencing apply to all purchases of Property

PURCHASING PROCEEDURE
On making the decision to purchase you pay your deposit and provide us details of your name address and conveyencor or solicitor
We prepare the contracts and send a copy in the mail. You sign the contract
and return the entire contract to us DO NOT REMOVE ANY PAGES
We then date both contracts and sent you our signed contract This is called the exchange of contracts. At this point both parties are bound by the contract
STAMP DUTY
If you are acting for yourself you will need to pay us the cost of stamp duty along with your deposit and our Sydney agents will stamp your contract for you at the office of state revenue. Allow $10 for Transfer and $10 for counterpart copy of contract. duty amounts can be obtained www.osr.nsw.gov.au
TITLE REGISTRATION FEE
This amount is currently $184 but is subject to change and is payable to
the land titles office
AGENTS FEE
We use city agents for all our stamping and registration work, The cost
is $50 which covers stamping of contracts lodging notice of sale and
transfer registration at LTO Turnaround is usually about 14 days to get
deeds back
TERMS CONTRACTS
Many of our sales require some owner finance which we offer to our
much valued customers at 12% per annum interest fixed for the term
of the loan. In such as case were terms are required the title remains in the owners name until the property is paid for, But stamping must occur within
28 days of signing contract
Incorrect Listings -
Any website errors in listing of the Product name, description, or pricing of any item displayed on this website is subject to database listings and if listed incorrectly due to human error or software error, will be changed as soon as possible to be corrected.
